On the Carpenters Estate things have been done differently:
There is no joint venture, this is direct delivery by a Local Authority through their wholly owned development company, with profit not being extracted from the estate.
Residents have genuinely been put first in the co-designing of their masterplan.
They have prioritised the retention and retrofit of key buildings (over 40% of existing prop) and demanded something different from the planning system.
Our discussion will cover these issues through the lens of the triple dividend, delivering Economic, Social and Environmental sustainability:
Economic – How the local housing company model is converting private sector profits into more affordable housing, whilst providing a sustainable investment for the Council.
Social – How affordable housing, sports and community facilities are being delivered first for residents, and how the community have influenced the masterplan to drive a unique development that harnesses the heritage and priorities of residents.
Environmental – Increasingly there is not just a drive to deliver sustainable energy efficient new homes, but to find innovative ways to retrofit our considerable existing housing stock in our drive to net zero. Retrofit is not the easy option, but how and where should we be focusing our efforts?
